The first phase of this mixed-use, 37 acre redevelopment consisted of renovation of the existing 420,000 square foot mall, forty new, town-home-style condominiums along Midvale Boulevard, 75,000 square feet of new retail and associated streetscape, and two parking structures for approximately 650 vehicles.
Existing secondary entrances, north and south of the centerpiece, were thematically renovated with the architectonic "hill & dale" and now connect the still-enclosed axis of the existing center to the open-air, lifestyle corridor and the parking structures east of the corridor.
The Hilldale redevelopment was described by Lou Host-Jablonski, a City of Madison Urban Design Commissioner, as "…a revolutionary design for Hilldale's redevelopment – a much more urbane and complex solution for the mall than we've seen [before] in Madison".
